Waveney is a three bedroom waterside cottage. It is situated within a private marina leading directly onto the River Bure. Waveney cottage offers accommodation for 6+ persons. The cottage is designed, furnished and decorated to a high standard and has delightful views over the water from an enclosed decked terrace. Garden patio furniture is provided for use during your stay.
The cottage is available from 4pm on the day of arrival until 10am on the day of departure. If you do arrive early, there is plenty to do in Wroxham and if preparation of the cottage is completed before 4pm, you are welcome to start your stay early.
On the ground floor the cottage has an entrance hall with storage and shower room with shower, wash basin and toilet. A large open plan lounge, dining and kitchen area makes up the rest of the ground floor. Both Kitchen and shower room have tiled floors with under floor heating. French doors lead onto the decked terrace.
Upstairs on the first floor is a family bathroom including toilet, wash basin and full size bath with overhead shower. There is an electric shaver point in the family bathroom.
The cottage has three bedrooms, one double with TV/DVD and two twin bedrooms make up the sleeping arrangements. All beds have memory foam mattresses for the comfort of our guests. There is also a double sofa bed in the lounge for two additional guests (extra charges apply). There is room for a travel cot in the bedrooms.
The price of your stay does not include travel/cancellation insurance.

What a lovely base to have 'in The Broads Surrounded by boats and water and a perfect week weather wise. The house was very comfortable.and very clean. Having come from a rental in London for three (which had crockery and cutlery for two) it was lovely to have at least 10 of everything.. Shaun and Andrea left a lovely welcome pack which was much appreciated. Certainly a lovely place to visit. Within walking distance of everything you need (supermarket, fish and chips, boat trips, restaurants and tea rooms). If you have a car there are some lovely drives/day trips you can do. Great cottage in great location. Lovely cottage, very well equipped and high specification throughout. 3 large bedrooms. Great for families. Driveway for parking. Freeview tv and wifi too! Great balcony/decking area on the waterfront, lovely for eating lunch or watching the wildlife (including swans and herons). Quiet location surrounded by water and boats at front and back, but easy to walk to Wroxham bridge, shops, day boat hire, etc. About 30 minutes drive to lots of attraction including Norwich city centre, coastal towns /villages and various places of interest. We had a lovely week in Wroxham,the weather was very kind for us enabling us to sit on the patio and enjoy watching the swans. Easy walk through the boatyard into the village for morning paper etc. Also easy to reach the boat tours. Easy ride to the coast and other Norfolk attractions. Centrally situated in Wroxham, excellent, clean, well equipped accommodation. Welcomed with some milk in the fridge and a bottle of wine. Lots of little touches to make our stay comfortable. Much appreciated. We enjoyed our week's holiday in Waveney Cottage. Lots to do, lovely country pubs and great days out. Would recommend trips to BeWILDerwood, local zoos and of course messing about on the water. Will return to the Broads again and would certainly recommend this accommodation. Ian S, September 2016
What a fantastic holiday, excellent location, Excellent, well equipped property with a really nice welcome package. It's the little things sometimes that go a long way. The property was clean and presented well, my husband sat out fishing and caught plenty. My only gripe is wifi / internet very poor connection it would be so worth while having it at the property for our family, but I'm being picky, and I was fully aware before my visit there was non. Where do I start? the location, the modern house, the matresses, the fantastically supplied kitchen, the cosiness of the sofas...just everything, this house was a perfect base from which to explore the Norfolk Broads- the house was very well provided for, and felt very homely from our first steps into the house. Wroxham has it all and is a great place to base your holiday. Not too far from the coast and Norwich a short drive away, if you like a busy city. The accommodation was first rate, looking directly out onto the river Bure ( an inlet where you can moor). We were able to fish directly out of the back door and caught a few Roach over a couple of days. We were a collection of three older adults, one young adult, a three year old and an eight year old and there was genuinely something for everyone. Don't miss Wroxham Barns, Bewilderwood, The Bure Valley Railway and of course any number of seaside towns. We thoroughly enjoyed ourselves as we always do ( five years now) and will definitely be back next year. Our host Shaun was most helpful and we would recommend Waveney Cottage to all. We stayed as a family of four adults, the cottage was very clean and furnished to a high specification. When we arrived the staff at reception was very friendly and helpful and the cottage was ready 3 hours earlier than advertised. To the rear of the cottage was a marina for holiday boats, and their comings and goings did not intrude at all, also parking for your car was outside the kitchen window. To the front is a decked area overlooking another quiet marina and a further row of cottages, we had regular visits by swans, geese and a heron. Wroxham is a five minute walk away with restaurants, take aways and supermarkets, which makes the whole package a good base for exploring Norfolk, we would go again. Mike477, TripAdvisor June 2013

The accommodation and location were excellent. The house is maintained to the highest standard and was spotlessly clean. The reception staff were excellent and prepared the house for early occupation. The "Shed Bar" is a fantastic place for real ale drinkers with an unbelievable selection of beers. Family of 4 had a fantastic weeks holiday. Cottage decked out to very high standard, very clean, plenty of room and very comfortable. If you want the broads look no further as this cottage is in an excellent location. Decked seating area at the back of the cottage was great to relax on after a busy day site seeing. The Walk into the town of Wroxham 5 minutes with plenty of shops, pubs and eating places. It was easy to hire a boat for the day from in the town and canoe hire also available locally. We loved our stay at the peninsula and the cottage had everything we needed to make our stay perfect. As I have two young children the washing facilities in the cottage where used a lot and the modern kitchen meant that we could eat in and enjoy the view of the river. The downstairs shower room meant that my elderly father was as comfortable as we were and although the cottage from the outside didn't look like a new build the interior was done to a very high standard.
